The estate is located approximately 3 miles from junction 21 of the M1 motorway/M69 motorway and 4.5 miles from Leicester City centre. Blaby centre lies within 1 mile from the site offering local facilities within easy reach of the scheme.

Overview

Blaby Business Park was a joint venture development between Brackley Property Developments and Grange Developments extending to approximately 7 acres.

The scheme was developed on a phased basis which were as follows:

• Phase 1 comprised the estate infrastructure and a range of industrial warehouse units totalling circa 23,000 sq.ft., which were completed in May 2019.
• Phase 2, comprised an industrial/ warehouse building totalling approximately 15,000 sq.ft constructed for TEK 4, which was completed in December 2019.
• Phase 3, comprised a 6,000 sq.ft office built for PSA Financial Services, and a separate 27,500 sq.ft industrial warehouse unit, constructed on behalf of Freeds of London which were completed in August 2020.
• Plot 3, which can accommodate an industrial / warehouse unit of 3,000sqft and extended to 0.25acres, was sold in April 2022.
• Plot 1 a site extending to 0.55 acres was sold in November 2024
